Female Unit House Rules

Terms & Conditions & Rules & Regulations for staying in this Condo :

A. I have agreed to all the terms and conditions, rules and regulations, whether written or spoken, implied or explicit of the Tenancy Agreement and House Rules.

B. I will get back a full refund of my rental deposit when I have fulfilled all the terms and conditions of the Tenancy Agreement and the House Rules.

C. If I decide to move out at the end of the contract, I must give 60-days advance notice in written form to the Chief Tenant/Landlord personally.

D. If I give less than 60 days advance notice to move out from my room (refer above-mentioned C), the Chief Tenant/Landlord reserved the right to deduct the shortage of advance notice from my deposit.

E. I have agreed to the other house rules such as :

  1. No Smoking – e-cig/vape/shisha/pipe/etc - in room or common area or balcony.
  2. No Pets, whether visiting, semi-permanent, overnight, temporary or transit.
  3. No loud or disturbing sounds and noises from 11.00p.m – 8a.m.
  4. No Parties/large social gathering/work group unless prior permission.
  5. No Religious joss-sticks burning/candles/Statues/Cabinet/Group meeting.
  6. Tenants who lost their keys will be charged RM100 for replacement of keys and RM150 for access cards. Tenant will also bear the cost of all the padlocks/locks replacement.
  7. In the event that a tenant misplaces their keys or accidentally locks them inside their room, charges for unlocking the door will apply as follows, subject to the availability of our support team:

    Monday to Friday (9:00 AM to 5:00 PM): A charge of RM30 will be incurred.

    Monday to Friday (5:00 PM to 9:00 AM): A charge of RM80 will be incurred.

    Saturday, Sunday, and Public Holidays: A flat rate of RM80 will be charged for the entire day.

    In cases where our support team is unavailable, a locksmith will be engaged, and all associated costs shall be borne by the tenant.

  8. Security & Safety: I will always be mindful of the Security & Safety of this Condo.

    a. I will not give my keys to anyone (not even family members) to enter or stay.

    b. I am responsible for my own safety and the safety of my valuables.

    c. I must lock all doors and iron grill gates properly when going out or coming back.

    d. If I forgot to lock the main door, I shall be responsible for any losses.

    e. I will not conduct any commercial activities or any unlawful activities in the house.

  9. Harmony: I will always think of Harmony off the whole condo.

    a. I will respect my House-mates’ privacy and space.

    b. I will not touch/use my House-mates’ food or property without asking.

    d. I will follow the Kitchen/Laundry/Bathroom/Fridge/Room Etiquette.

    d. I will clean up properly after using the living room, shared bathrooms and kitchen.

    e. I will throw out my own rubbish (food waste).

    f. I must get prior permission from the Chief Tenant/Landlord for overnight guests. No male guests allow for overnight for female unit.

    g. I must get prior permission from the Chief Tenant/Landlord for bringing any male guests into female unit.

    h. Male guest are not allowed to use the common toilet in the female unit.

DO...

  • Clean the dining table, kitchen top, stove, sink, microwave or any kitchen utensils after use

  • Wipe it off if it's oily or dirty

  • Switch off the electric stove after use

  • Turn off all kitchen appliances when not in use

  • Be extra cautious when dealing with heat and fire in the kitchen

  • Discard any food waste into a plastic bag and throw it out to the main garbage room immediately

  • Use all the kitchen equipment with care

  • Keep your personal items in the designated space properly

  • Wipe it dry if it's wet

  • Make sure the garbage bin has plastic bag before throwing any trash in

  • Wash your hand after handling food

DON'T...

  • Don't leave your cooking unattended

  • Don't leave your dishes, plates and any kitchen utensils in the sink. Wash it immediately after use.

  • Don't move, take or use any items that are not yours or not intended for sharing purposes.

  • Don't leave food waste openly anywhere in the house. Discard it to the main garbage room immediately.

  • Don't leave food in the microwave unattended

  • Don't cut food on any surfaces other than the cutting board

  1. Done your Business? FLUSH it! Don't leave brownies for us.

  2. Don't Flush your Dream, your Hope and other Objects down! Only Toilet Paper & Your Natural Waste are allowed.

  3. Accidentally Spill Over? CLEAN IT UP!

  4. If it Stinks, Spray like there's No Tomorrow!

  5. Wash Your Hand & Leave the Bacteria Behind.

  6. Keep Your Shower & Reading Time SHORT.

  7. Keep the Seat Dry, Nobody likes their Butt Wet.

  8. Please use Water Conservatively, our Earth is Drying up.

  9. Take your Clothes out with you especially your Undies.

  10. If it's Not Yours, DON'T TOUCH.

  11. Dry your feet before heading out. Your dirty footprint is not an art.

DO...

  • Label your items clearly with your name

  • Store your food in proper containers

  • Check expiry date regularly and discard any spoiled food

  • Clean up any leaks and spills

  • Make sure the door is closed properly

  • Keep only items that are necessary

  • Be mindful of the limited space

DON'T...

  • Don't leave food uncovered

  • Don't adjust temperature settings

  • Don't leave the door open too long

  • Don't move or take items that are not yours

  • Don't keep too much food

DO...

  • Be timely in removing clothes from washers and dryers when it's done

  • Place your housemate's clothes in the laundry basket

  • Empty your pockets before putting in your clothes

  • Make sure no foreign objects inside the machines

  • Rinse your clothes first in the bathroom if it's full of dirts

  • Keep the laundry room neat and tidy

  • Clean up all spills and messes

  • Be respectful of your housemate's clothing

  • Observe the loading weight limit of the machine

  • Switch off the machines after use

  • Do avoid powder detergent if possible

DON'T...

  • Don't use the machines from 11p.m to 8a.m

  • Don't leave the clothes in the washer or dryer after the cycle has finished

  • Don't throw your housemate's clothing onto the floor when removing it from machine

  • Don't overload the machine with clothing or use too much detergent

  • Don't take any clothing that doesn't belong to yours

  • Don't sit on the machines or place heavy objects on it

**We are not responsible for any lost, stolen or damaged clothing.

  1. Switch off all lights, fan, AC or any power outlets before leaving the room.

  2. Lock the room door whenever you leave the house.

  3. Keep the volume down and ensure it’s not audible outside of the room from 11p.m – 8a.m.

  4. Do not place your personal belongings anywhere in the common area except for designated rack, shelves or storage area.

  5. Do not make any alteration to the room including installation of the interior, electrical wire or any others. Tenant shall not drill holes, nail on the wall, stick anything on the wall/furniture, paint the wall, or make any form of modification on the wall and furniture.

  6. This room is only permissible to be occupied by Tenant whose name is indicated in the Tenancy Agreement.

  7. No overnight guests are allowed unless permission is acquired from the chief tenant/landlord. No male guests are allowed for overnight stay in female unit.

  8. Any invited guests during day time should be informed in the housemate group 24hrs in advance. No partying or any activities that caused nuisance to the housemates or neighbors.

  9. This room shall not be assigned or sub-let to another person.

  10. Do not put any religious deity or conduct any religious ceremony, chanting, prayers, gatherings, burning of joss-sticks or religious paraphernalia and sacrifices inside the room, living room or the common areas or balcony and frontage of the premises.

  11. Strictly no smoking/Vaping inside the room.

  12. Take due and proper care and responsibly use of all furniture, fittings, fixtures and electrical appliances in the room or common areas.

  13. No cooking of any kind is allowed inside the room.

  14. All thrash or garbage is to be kept inside the room until it’s ready to be discarded at the waste room outside of the house. Do not put any garbage or unwanted items at the common area.

  15. Do not change the door lock, install additional lock or modify the lock of the room.

  16. Tenant(s) shall not put any electrical appliances inside the Said Premises/Room, except the following: a normal iron, electric hair shaver, electric toothbrush, hair blower and hair iron or similar personal care low-voltage electrical appliances below 1000 watts.
