Booking & reservation.
How much do I need to pay to book a room?
To secure a booking, you pay 1 month's advance rent plus a total of 3 months' deposit.
How long can you reserve the room after I pay?
We can reserve the room for up to 45 days from the date we receive your full payment (deposit + advance rent).

How much is the deposit?
The deposit is 3 months in total:
Do I need to pay any processing fee?
Yes. A RM100 processing fee applies for us to prepare the condo access card.
Utilities & internet.
Are utilities included in the rental?
Yes — water, Indah Water, and internet are included. Air-conditioning electricity is charged by individual usage, as each room has its own meter.
Is internet provided? How fast is it?
Yes. Internet is provided, and the speed is 100 Mbps.
Air-conditioning.
What is the air-conditioning usage rate?
RM0.50 per kWh, based on your room's individual air-conditioning meter reading.
What is included in the aircond fee?
The charge covers both the electricity cost and air-conditioning servicing / maintenance.
How much is the average air-conditioning bill per month?
For a 1HP air-conditioner, average usage is about 1 kW per hour.

How frequent is the cleaning service for the unit?
The frequency depends on the unit's occupancy rate:
How many tenants stay in a unit?
It depends on the unit layout. Normally, 3 to 4 tenants stay in one unit.
Tenancy & terms.
Can I move out during my tenancy period?
Yes, you may move out during the tenancy period, but the deposit will be forfeited.
Can I get a further discount if I pay 6 months' rent in advance?
No. We do not offer additional discounts for advance rental payment.
I want to rent for 3 months only. Is it possible?
For short-term rental (3 to 6 months), we charge an additional RM100 per month on top of the monthly rental, subject to approval.
